The House in the Hill can accommodate up to 4 people, plus up to 2 infants. There are two bedrooms, one with a king-size bed and one that can be configured as either a king-size bed or 2 twin beds.
Up to 2 cots are available to hire free of charge, please request these at the time of booking or prior to arrival.
Yes! What luxury holiday property would be complete without a hot tub? Our wood-fired hot tub allows you to keep cosy under the dark skies of the Scottish Borders, and you can arrange for the hot tub to be lit and ready to go when you arrive on booking!

The house also has a BBQ and a wood-fired hot tub. Should you require additional logs/fire lighters for the stove, please request these at the time of booking or prior to arrival.
Although we are dog-lovers ourselves, as a working family farm with livestock surrounding the property all year round, we are unable to have your dog stay with us at The House in the Hill.

We also provide up to two cots and two highchairs free of charge and these can be requested on booking.
The House in the Hill is not available to hire for parties and events. The capacity for guests is a maximum of 4 (with up to 2 infants) and we request that anyone staying with us treats the house with the same respect that they would their own.
The House in the Hill is set into Townfoot Hill, which is part of our family farm near Oxnam, in the very south of the Scottish Borders. Our closest towns are Jedburgh (6 miles/10 minutes) and Kelso (13 miles/25 minutes).
Our closest train station is Tweedbank (20 miles/35 minutes). Berwick upon Tweed train station is around 1 hour away by car, and a journey by car to Edinburgh or Newcastle for alternative train routes and airports would take around 1 hour and 20 minutes.
Private car parking is available at the house, as well as an electric car charging point.
With the fantastic bike trails and routes available across the Scottish Borders, we have spoken with Go Electric (just across the border from us in Wooler) and they are happy to deliver bikes to the property for our guests. We have an e-bike charging point installed at the house as well as secure bike storage on site.
