THE HOUSE
The House in the Hill has been meticulously designed with sustainability in mind. Completely 'off-grid', this luxury ‘eco’ retreat relies solely on a combination of solar and ground sources for its power and heat, and a newly formed borehole for its natural spring water.
Our commitment to sustainability is also reflected in the provision of an EV charging point (available to use when surplus energy allows) and a secure drying room (with space & facilities for bike storage and e-bike charging) promoting eco-friendly transportation options at 'The Hill'.

AN ECO-FRIENDLY ESCAPE
From the ground up, we prioritised the use of eco-friendly materials, including reclaimed wood, recycled metal, and energy-efficient insulation.
Our building design incorporates large windows strategically positioned to maximize natural light and reduce the need for excessive artificial lighting to further minimise its environmental impact. Providing our guests with a luxurious, guilt-free getaway.

The House in the Hill is built on our family farm, and into what was an old stone quarry. The unique structure takes advantage of the quarry's natural contours, seamlessly blending with the surrounding farmland.

The exterior of the house is a harmonious fusion of rustic charm and modern design. Local stone and wood have been expertly incorporated into the construction, creating a timeless aesthetic. The lush, green hillside serves as a natural roof, adorned with wildflowers that will change with the seasons.


LUXURIOUS AND SPACIOUS
The heart of the home is an expansive, open-plan living area that includes a modern kitchen, a spacious dining area, and a comfortable lounge with a wood-burning stove. Sliding glass doors lead to a sprawling terrace that overlook the rolling hills, making it the perfect spot for al fresco dining, or a cup of tea following a day of adventure or relaxation in the Scottish Borders.

The house features two bedrooms, each with its own unique panoramic view from the bed, providing a tranquil and rejuvenating escape for its visitors. The master bedroom has a beautifully designed en-suite bathroom, whilst the second bedroom has use of the adjacent shower room.

The external area is designed to elevate your stay to new heights. A path around the property leads to a stunning roof terrace boasting breathtaking 360° views of the surrounding landscape, allowing you to soak in the beauty of your surroundings from a unique vantage point.
For those seeking relaxation, a wood-fired hot tub provides the perfect spot to unwind under the stars. The barbecue area is ready for al fresco dining throughout the milder seasons with friends and family.
We've also taken care of the outdoor enthusiasts with a drying room to ensure that your outdoor gear remains in top condition throughout your stay. Whether you're seeking adventure or relaxation, our external amenities offer a perfect blend of luxury and functionality.


ACCESSIBILITY
The House in the Hill is accessible for wheelchair users visiting the Scottish Borders, with level access entry and level access throughout the property. The living and kitchen area is open plan, so there is plenty of space to move around.

The accessible bedroom (bedroom 2) at the tightest point is 76cm, with level shower access in the adjacent shower room (82cm).
​
Outside, there is plenty of space for guests to be dropped off at the front door, and there is level paving from the front door round to the hot tub and BBQ area. The only area that would not be accessible by wheelchair is the rooftop terrace.
